Lexington – A new Kroger Marketplace has been proposed for 1811 Winchester Road, located directly opposite Frederick Douglass High School. This ambitious development plan aims to create a shopping center that encompasses a 127,000 square foot grocery store along with additional commercial spaces.

The development plan was filed by RD Property Group on May 5 and is currently pending a zoning adjustment. A public hearing regarding this zoning change is scheduled for June 26 at the Lexington-Fayette Urban County Council chamber, allowing community input and feedback on the proposal.

Prior to the official hearing, an initial public meeting for neighborhood associations is set for May 14 at Frederick Douglass High School. This meeting aims to inform local residents about the proposed project, address concerns, and discuss how the development may impact the local community.

The proposed Kroger Marketplace is intended to meet the increasing demand for shopping options in the expanding northern sector of Lexington. Along with the grocery store, the development includes plans for 154 apartments, a variety of restaurants, retailers, and professional services. This combination is expected to make the shopping center a central hub for the local community.

Among the featured amenities at the new supermarket will be a wine & spirits shop, a fuel center, and various neighborhood conveniences designed to enhance the overall shopping experience. To ensure safety and accessibility, a new traffic signal and pedestrian walkway will connect the access road of the high school, Charleston Drive, across Winchester Road.

The Patchen Wilkes Development will also introduce a new roundabout that facilitates connectivity to existing neighborhoods and schools in the vicinity, including Crawford Middle School and Bluegrass Wilkes. However, it should be noted that there are no plans for direct access from the Patchen Wilkes neighborhood to the new store.

This proposal marks the second Kroger store slated for the north side of Lexington, joining another Kroger Marketplace currently under construction on Newtown Pike and expected to open in spring 2026. The rapid residential and commercial growth in this area indicates a strong demand for enhanced shopping facilities, prompting this new initiative.

Local residents have expressed a mix of support and concern regarding the development. Many see the convenience of a new shopping option as beneficial, while others worry about the potential increase in traffic that could result from the additional housing and commercial activities in the area.

As the project moves forward, residents, city officials, and the developers will continue to engage in discussions to ensure that the new Kroger Marketplace aligns with the needs of the community and contributes positively to the ongoing development in Lexington’s northern neighborhoods.
